Lesson Learned: Estimating and Scope Documents are essential for good communication between the owner, trades, and GC.
This was also one of our very first projects. This was a real estate development project with a client who means a great deal to our family. Every time I reminisce on this project there are two things that come to mind: (1) it was very stressful. We had just started and I was learning how to do forty different jobs at once, and (2) this project is a good example of the give-and-take that is essential in the contractor-client relationship. My excel sheet didn’t carry over the roofing bid, so I ended up eating the costs for the entire roof. And the client displayed a near infinite level of patience towards as we were figuring out what it meant to build and run a company.
